To get started with the turning of an idea into a reality towards
your dream home, a few steps need to be taken…
Send us a sketch of your idea or an existing
house plan that has caught your eye via fax, email, or regular
post.
- We will work with you to design and transform your idea
or your drawings into working preliminary drawings. From
these drawings we can compute some budgetary numbers for your
project.
- At this point we need to make a decision to move
forward by putting a retainer on design and drafting fees to
produce
the
complete design of the timberframe. This design
details every piece of timber
used in the project, complete with an accurate
board foot count and sawmill cut list of the timbers used. The
amount
required
is $500.00 USD.
From these drawings, we can accurately
cost out your project and give you a fixed price for
the complete
architectural drawings
(used for obtaining a building permit from your
town, district, or county, used by the various
sub-contractors
for their bids,
and used by your financial institution in the
mortgage process), the timberframe, SIP's (Structural Insulated
Panels), windows,
doors, shipping, and the installation price.
- During
or after the final drawings have been produced, the timbers
will need to be cut from
the mill. The
longer time these
can be
cut and allowed to air-dry, the less shrinkage
will occur on site. From the start of this
process, we
need a minimum of 6-8
weeks
notice before shipping. There are also other
customers in line as well, so the sooner we
can start this
process assures you
a guaranteed delivery date to your property.
We will require a 50%
payment towards the timberframe and a 50% payment
payable to EnerGreen for the SIP's (Structural
Insulated Panels).
As the timberframe is being
cut, the customer/builder readys the building site for the
timberframe: foundation, main floor
system, concrete work, mechanical rough ins,
etc, must all be completed
before the timberframe arrives.
- As completion
of the timberframe draws near, we will contact you to arrange
the
final shipping
date,
shipping details, and
final payment of the timberframe.
- We require
the final 50% of payment prior to shipping. If this payment
option does
not work
for you or your
mortgage company,
we can explore escrow services or lawyers
trust upon being received curb-side at
your property.
- If you elect to have us
install your timberframe, a small team is sent down
to meet the truck
on the delivery date to help
assist
the forklift or zoom-boom unload the
truck and take care of the beams. (forklift,
crane, and
installation fee to be supplied
by the customer).
- After some assembly
of the bents on the ground, the day arrives to raise
the
bents
of your timberframe.
Most of the work that
day is by the crane and the hardworking
timberframers. Stand back and
be amazed. Take part or take photos.
- The
installation of the EnerGreen panels start. In a few days the
entire
timberframe
is enclosed
by the panel system.
Door and
window openings are pre-cut, saving
time and labor.
At this point the
roof is installed by a qualified roofer of your choice.
The exterior
doors and windows
are now installed,,
bringing your home to the lock-up
stage. You can now call the rest
of the sub-trades to rough-in
the plumbing, electrical,
and heating systems. Install
the drywall or sheetrock. Install cabinets,
interior finishing, exterior
siding, painting, and flooring.
- Call for your final occupancy
inspections and permits.
- Move
in and enjoy your new timberframe home.
